โก TL;DR โข Quick Summary
- A leaking pipe inside a wall often shows up on your Water Corp bill before it shows on the wall.
- In Perth’s double brick homes, brick soaks up water, so a leak can spread for weeks before damp appears.
- Look for bubbling paint, stains, recurring mould, musty smells, warm patches, swollen skirting and running water sounds.
- Not every damp wall is a pipe leak: efflorescence, rising damp, shower recess leaks and roof leaks look similar.
- The meter test separates a pipe leak from everything else.
- Pipes inside walls count as hidden leaks for the Water Corp leak allowance, with a 60-day repair rule and a licensed plumber’s invoice.
A leaking pipe inside a wall rarely announces itself. More often, the first clue is a Water Corp bill that makes no sense, or a patch of paint that won’t stay put. By the time water shows on the surface, it has usually been leaking for a while.
This guide covers the signs to look for, how to rule out the things that look like a leak but aren’t, and how to confirm it yourself before you call anyone.
Why wall leaks are harder to spot in Perth homes
Most Perth homes are double brick. Water pipes are either chased into the brickwork or run through the roof space and drop down inside the wall. Brick soaks up water like a sponge, so a leak can spread sideways and downwards for weeks before any damp shows on the plaster.
Newer homes and upper storeys often use timber or steel stud walls lined with plasterboard. These show damage faster, but the water can travel along the frame and appear a metre or more from the actual leak.
Signs of a hidden leak behind a wall
๐งพ Your water bill has jumped
If your usage hasn’t changed but the bill has, water is going somewhere. This is often the first sign, well before anything shows on the wall.
๐จ Bubbling paint or lifting render
Moisture pushes paint off the surface from behind. On rendered brick walls, you’ll often see blistering or soft, crumbly render close to the floor or near a wet area.
๐ค Stains or tide marks
Look for brown or yellow marks that grow over time, especially at skirting boards, corners and below windows or taps.
๐ฆ Mould that keeps coming back
Black spotting that returns straight after cleaning points to a constant moisture source. Mould can start growing within 24 to 48 hours in a damp cavity.
๐ A musty smell that won’t clear
A damp, earthy smell in a bedroom, wardrobe or behind furniture, with no visible cause, is worth investigating.
๐ก๏ธ A warm patch on the wall or floor
If a section of wall or tiles feels warmer than the rest, a hot water pipe may be leaking. Your hot water system may also be running more often than usual.
๐ Swollen skirting boards or bulging plasterboard
Timber and plasterboard swell when wet. A bulge or bowed section means the area is saturated and should be looked at quickly.
๐ Running water with everything off
Trickling or hissing inside a wall at night, when no taps are running, means water is escaping under pressure.

Is it a leak, or something else?
Not every damp wall is a leaking pipe. Ruling out the look-alikes saves you money and gets you to the right fix faster.
White powder on bricks or render
This is usually efflorescence, not mould. It’s salt left behind as water moves through masonry. It still means moisture is present, but the source could be a leak, rising damp or rain.
Rising damp
Common in older brick homes around Fremantle and Kwinana. Damp sits in a band along the bottom of the wall, usually less than a metre high, and doesn’t affect your water bill.
A leaking shower recess
Failed waterproofing is one of the most common causes of damp walls next to Perth bathrooms. The damp gets worse after showers and your meter won’t move with everything off.
Roof or gutter leaks
Damp that appears high on the wall or only after rain is more likely coming from above.
The simplest way to separate a pipe leak from everything else is the meter.
How to confirm it yourself: the meter test
The meter test
Turn off every tap, appliance and your retic.
Check the spinning thing on your water meter (also called the flow indicator). Take a photo of the reading.
Leave everything off for 6 to 8 hours, or overnight, then check again.
What your result means
Leak confirmed
If the spinning thing is moving or the reading has changed, you have a leak on a pressurised pipe somewhere after the meter.
Meter still, wall damp
If the meter is still and the wall is damp, the cause is more likely a shower, waste pipe, rising damp or rain.
Our step-by-step isolation test guide covers this in more detail.
A moving meter doesn’t prove the leak is in the wall. It could be underground between the meter and the house, or in your retic. If you’re unsure, read underground pipe leak vs retic leak.
Homes with a higher risk
Warning: Older coastal homes. In Fremantle, Rockingham, Safety Bay and Mandurah, salt air speeds up corrosion in copper pipes. Pinhole leaks inside walls are common in homes with original copper plumbing.
Warning: 2019 to 2020 builds in Baldivis and Cockburn. Some homes built in this period have Iplex polybutylene pipes, which have had a high rate of sudden failure. Not every leak in these suburbs is a polybutylene failure. If your home is from this era, it’s worth knowing what’s inside your walls. See our Baldivis new home plumbing checklist.
What to do if you spot the signs
Confirm and record
Do the meter test to confirm it’s a pipe leak.
Photograph the damage, the meter reading and your water bill. You’ll want these for insurance and the Water Corp allowance.
If water is visibly coming through, turn the supply off at the meter.
Stay safe and protect your claim
Keep clear of power points and switches in the wet area.
Don’t cut into the wall yourself. Unlicensed work can void an insurance trace and access claim.
How we find a leak inside a wall without pulling it apart
Thermal imaging
An infrared camera shows temperature differences behind the surface. Hot water leaks show up clearly. Cold water leaks can be harder to see, so we combine this with other methods. More on thermal imaging.
Pressure testing
We isolate the hot and cold lines and check which one is losing pressure. This tells us which pipe to chase before we go looking. More on pressure testing.
Acoustic listening
Specialist microphones pick up the sound water makes as it escapes a pressurised pipe. Copper carries sound well. Plastic pipes carry it less, which is where the other methods fill the gap. How acoustic detection works.
Moisture meters
These map how far the water has spread through the brick or plasterboard, so we know the extent of the damage as well as the source.
Once the leak is pinpointed, the repair usually needs one small, neat access hole in the right spot, rather than a trail of holes on a guess. We quote a fixed price before any work starts, then find and fix the leak in the same visit.
Can you claim the Water Corp leak allowance?
Usually, yes. Water Corporation’s own definition of a hidden leak includes cracked or broken pipes inside walls. The key rules:
Important: The leak must be repaired by a licensed plumber within 60 days of finding it or receiving a leak notice.
Bill threshold
The water use charge on your bill must be over $250, or usage over 150kL.
Applying
You submit the application yourself, within 6 months of the repair.
What it covers
The allowance covers up to 50% of the estimated water lost. It doesn’t cover detection or repair costs.
Not eligible
Visible leaks from taps, shower heads, toilet cisterns and appliances aren’t eligible.
You’ll need an itemised invoice from your plumber showing what the leak was and where. We provide this as standard. Read the full Water Corporation Leak Allowance guide before you apply.
Frequently asked questions
How do I know if a pipe is leaking inside my wall?
Do the meter test with everything turned off. If the meter moves and you can see damp, bubbling paint or staining on a wall, a pipe inside that wall is a likely source. A plumber can confirm it with thermal imaging and pressure testing.
See โ Water Meter Isolation Test at Home
Will you need to cut into my wall?
Not to find the leak. Detection is non-invasive. To repair the pipe, we usually open one small section directly over the leak, rather than several exploratory holes.
My wall is damp but the meter isn’t moving. What does that mean?
It’s unlikely to be a pressurised water pipe. The more common causes are a leaking shower recess, a waste pipe, rising damp or a roof leak. These still need fixing, but the approach is different.
Does insurance cover a leak inside a wall?
Many policies cover resulting damage and trace and access costs, but not the pipe repair itself. Check your policy wording. Our guide to water leak damage insurance claims explains what to document.
How much water can a leak inside a wall waste?
A small pinhole leak can lose hundreds of litres a day. Because it runs 24 hours, it adds up quickly on your Water Corp bill, even when the wall looks fine.
